IN FAVOUR OF

(AADHAAR No. ) (PAN No. ) aged years (S/o/D/o/W/o) residing at Door No./Flat No., (Village/Muncipality) , Mandal, Dist., State, hereinafter referred to as the 'vendee' which expression shall whenever it occurs in this Deed includes his/her heirs legal representatives, executors, assignees and administrators on other part.





                     WHEREAS the vendor herein have purchased the site measuring an extent of Ac. . Cents or Sq.Yds equaling situated in (Village/Muncipality) , Panchayat, Mandal, District, State., having purchased by him with (his/her) self earnings from (Mr./Ms./Sri./Smt.) , with his self acquisitions, under a registered Sale Deed, Dated: , bearing Document No. / Registered at Sub Registrar Office, District, And site measuring an extent of measuring Ac. . Cents or Sq.Yds, sitated in ( Village/Muncipality) , Panchayat, Mandal, District, State having purchased by him with (his/her) self earnings from (Mr./Ms./Sri./Smt.) ,G.P.A.Holder of (Mr./Ms./Sri./Smt.) i with his self acquisitions, under an registered Sale Deed, Dated: , bearing Document No. /, registered at Sub Registrar Office, District, total extent of Ac. . Cents, Subsequently the land was converted into Non Agricultural Land as Square Yards and ever since Owner have been in uninterrupted peaceful possession of the same and enjoyment it as absolute owner.

                     Whereas the vendor herein entered into a Development Agreement Cum General Power of Attorney, Dated: , registered as Document No. /, registered at Sub Registrar Office, District, for the Development of the Said Site measuring , Covered by Survey No. of (Village/Muncipality) , Mandal, District, on sharing basis.

Whereas the Developer commenced the construction of a residential apartment in the said site according the above mentioned Development Agreement, consisting of Stilt Floor for Parking + Ground + Upper Floors and obtained Plan approval from the , Development Authority, Vide its No. , in the name and style of , the construction work is (completed/in progress) .

Whereas the Flat No. , measuring Sft., in with an undivided share of land Sq.Yards. or Sq mtrs., was allotted to the vendor under the above mentioned Development Agreement shows as Schedule-B.

Whereas the vendor intend to sell the Schedule mentioned property for their necessities and to invest the sale proceeds in a better manner and whereas the vendee herein has offered to purchased the same for a sum of Rs. /-(Rupees ) which offer, the vendor herein accepted, as the same is fair and reasonable and reflecting the true and correct market values prevailing in that locality and agreed to sell the same to the vendee.

NOW THIS DEED OF SALE WITNESSETH:
  1. That in consideration of payment of Rs. /-(Rupees ) paid by the vendee to the vendor the receipt of which the vendor hereby acknowledge, the vendor as full and absolute owners of the schedule mentioned property do hereby sell, convey, transfer and assign unto the vendee the schedule mentioned property with all ways, waters, liberties, privileges, appurtenances and advantages belonging to the vendor.
  2. The vendors hereby assure the vendee that the said Property is free from all kinds of mortgages, charges, agreements to sell, court litigations and any other statutory charges.
  3. The vendors further covenant with the vendee that knowingly or otherwise they have not caused or allowed any distress to be levied on the said property.
  4. The vendor further assure the vendee that they have got a clear, effectual subsisting and marketable title to the said property and absolute authority to sell the same in the manner aforesaid.
  5. The vendor further covenant with the Vendee that if there remains any undisclosed and un-discharged liability in respect of the said property they shall clear the same and the vendee is free there from.
  6. The vendor further agree to indemnify the vendee and keep them free from disputes if any raised or objections made to this conveyance by any one and further should any claim be made or dispute raised any time by any one in regard to this sale, the vendor hereby undertake that they shall at their own cost settle the same and execute or cause to be executed such further acts, deeds and things as to more fully effectively convey title to the property hereby sold and conveyed to the vendee.
  7. The vendor also assure the vendee that if there remains any liability of tax or taxes for the said property to the , or other Government or Statutory Authority upto the date of this conveyance, the vendor shall clear the same and in case they are collected from the vendee the vendor shall repay the same to the vendee.
  8. The vendor further assure and covenant with the vendee that the vendee and their heirs are entitled to peacefully and absolutely enjoy the said property without let or hindrance from any person claiming through them or in trust for them.
  9. The vendor is hereby entitled to get the said property transferred in their name in Municipal records and other Statutory records and enjoy the same with absolute rights for ever from generation to generations.
  10. The vendee shall as a matter of necessity enjoy the undivided share in the said property hereby sold and conveyed in common and consistent with the rights and interests of the owners of other undivided shares in the said property and use all common drains, water courses, amenities, now existing or hereafter to be created in the said property in common with the aforesaid owners and permit freely to run and pass water and Soil through or along with same or any of them and share with them the cost of repair and maintenance of all such common amenities.

          This being one of the flats have common conveniences and common corridors, Lift, and a stair case and pump sets, which have to be maintained by the association formed by the vendor. The Flat Owner be responsible for maintenance of corridors and stair cases pump sets, Bore well with Motor along with other Flat owners. This is not Government land. This is not an assigned land. This property is not given as security either to the Government or to its agencies.
